Today's urban dwellers desire a place to live that includes both convenience and quality of life.
One location attempting to deliver on that idea is the Mayfair Collection, where living spaces, restaurants, nightlife and retail all will reside within the district.
At the center of it all is mixed-use housing, said Tim Blum, executive vice president and managing director of HSA Commercial Real Estate's retail brokerage division.
Construction on the apartments has begun and was able to get underway due to a recent approval of permits for the footing and foundation, said Paulette Enders, development director for the city of Wauwatosa. The housing is located in the northeast quadrant of the district.
This phase of the project includes an additional 50,000 square feet of ground floor retail as part of a mixed-use component with more than 1,000 luxury residences being constructed by Fiduciary Real Estate Development. Construction on this phase will take place over the next two to four years.
A Hilton Homewood Suites, a 140-room hotel, saw its construction delayed for several months but Blum said it's back underway and slated to be completed by late August.
A restaurant space in front of the Homewood Suites is now occupied by a local restaurant group and includes an AJ Bombers, Smoke Shack and Holey Moley Coffee + Doughnuts. Joe Sorge, owner of Hospitality Democracy who operates the restaurants said that the building also includes an attached parking garage for up to 100 vehicles in the 6,280-square-foot building.
Near the main entrance of the collection off of Burleigh Street stands the ongoing construction of a 10,000-square-foot-building that will specialize in retail. The tenants for the facility have yet to be announced but Blum said he anticipates that at least one will be named soon.
Three other restaurants — ABV Social, Taqueria El Jefe and Cafe Grace — are also open and are owned by Phoenix Development Partners but operated by Bartolotta Restaurants. Another Bartolotta operation on the grounds is Osgood's, which features a drive-through, fast-casual dining experience.
Also open on-site is a building anchored by Whole Foods Market that includes a HomeGoods. The building also has an open space that Blum said they are seeking a tenant to occupy.
The project's first phase — which opened in April 2014 — is anchored by Nordstrom Rack, Dick's Sporting Goods, Saks Off 5th and DSW, among other retailers.
